Investment Opportunities

Two small countries. A short list of things actually worth owning.

Belize and Panama are sold hard and understood poorly. This page sets out where we see real returns, where we don't, and what we personally know well enough to put our name against. Everything below is a market we work in, not a category we read about.

Areas of investment

Six places capital goes in Belize and Panama — and what each one really asks of you.

Every area below carries a different amount of work after you buy. We say that up front, because the difference between a good return and a stranded asset here is almost never the purchase price.

Land
01

Coastal & island land

Beachfront lots, cayes and river-frontage parcels held for appreciation or future build. The most mispriced category in Belize — asking prices frequently sit two to three times above what comparable parcels last recorded.

  • Best for patient capital with no income requirement
  • Watch for: erosion, access rights, unreleased mortgages
  • Entry from roughly $75,000 for interior coastal parcels
Income
02

Short-term rental stock

Condos and small homes in Ambergris Caye, Placencia and Panama City bought to run on nightly rates. Real yields depend on management quality and season length far more than on the building itself.

  • Best for investors wanting cash flow from year one
  • Watch for: HOA rules, oversupplied blocks, optimistic occupancy claims
  • We model off recorded bookings, not developer projections
Operating
03

Boutique resorts & hospitality

Eight to thirty key properties, bought running or built from land. A business first and a property second — staffing and supply lines decide the outcome.

  • Requires an operator, not just an owner
  • Concept, staffing and funding advice included
Productive
04

Agriculture & timber

Citrus, cacao, coconut and hardwood acreage in Belize's interior. Slow, low-drama assets with genuine local demand and much lower carrying costs than coastal land.

  • Long horizon, modest but durable returns
  • Water rights and road access are the whole deal
Urban
05

Panama City residential

Dollar-denominated apartments in a real city with real tenants — the steadiest rental market of anything on this page, and the easiest to finance and exit.

  • Best for conservative, liquid exposure
  • Building age and reserve funds matter more than the view
Foundation
06

Holding structures, banking & residency

Not an asset, but the thing that decides whether the assets above work. Whether you hold in your own name, a Belizean company or a Panamanian structure changes your tax exposure, your ability to sell, and what happens to the property if something happens to you. Sequence matters: the residency application, the bank account and the purchase have to happen in the right order, or you redo them.

  • Belize QRP and Panama residency routes compared against your actual plan
  • Company formation, banking introductions and filings handled with licensed counsel
  • Done before the offer, not after closing

Boutique resort stock — assessed on real booked occupancy

Resort and rental assets are bought on evidence, not projections

The number that decides whether a hospitality asset works is not the projected occupancy in the seller's deck. It is what comparable units in that stretch of coast actually booked over the last two seasons, at what nightly rate, net of management, power and maintenance.

We pull that evidence, walk the property, meet the staff, and price the deferred maintenance nobody mentions. If the numbers only work at ninety per cent occupancy, we say so and you keep your money.

Areas of expertise

What we are actually good at, in the order you'll need it.

Six disciplines, each with a written deliverable and a named person responsible. Nothing here is subcontracted to a research desk in another country.

01

Valuation & price defence

Recorded comparable sales, site-by-site, so you negotiate from a number you can defend rather than a listing you were shown.
Written recommendation
02

Title & due diligence

Title history, survey accuracy, leases, Crown encumbrances, arrears and who the seller genuinely is — verified with local attorneys before money moves.
Title & risk report
03

Ownership & residency structuring

Personal name, local company or offshore holding, sequenced with banking and residency filings in the order that avoids doing it twice.
Structure plan
04

Development & feasibility

Land assessment, honest build costs, permitting strategy and contractor selection for residential, mixed-use and resort projects.
Feasibility pack
05

Hospitality operations

Concept, staffing, procurement and funding for boutique hotels and resort assets — from someone who has run them here, not modelled them elsewhere.

Two markets

They solve different problems. Most clients end up using both.

English-speaking · Common law

Belize

Where the property usually sits. Foreign buyers hold freehold title on the same terms as citizens — beachfront and islands included — the legal system is common law in English, and the dollar has been pegged at 2 BZD to 1 USD for decades. Tourism carries the rental demand, which makes location and season length the two numbers that matter.

US dollar · Regional hub

Panama

Where the structure usually sits. The US dollar is legal tender, the banking sector is the largest in Central America, and there are several long-standing residency routes with different price points and timelines. City residential is the most liquid real estate on this page, and the practical base for banking, companies and regional operations.

LiquidCity rental market

Panama holds the structure. Belize usually holds the asset.

Most clients who work in both markets end up using Panama for banking, companies and residency, and Belize for the property itself. That split is not a preference — it follows from what each jurisdiction does well, and it is far cheaper to set up in that order than to unwind it later.

Panama City residential is also the most liquid real estate discussed on this page: dollar-denominated, professionally managed and straightforward to exit, which makes it a sensible first position for investors new to the region.

Indicative ranges from engagements we have advised on in Belize and Panama. They are starting points for a conversation, not quotations — a single parcel can sit well outside its band for reasons that only show up on site.

Questions we are asked first

Straight answers on ownership, budgets, returns and residency.

Can foreigners legally own property in Belize and Panama?

Yes. Belize places no restriction on foreign freehold ownership, including beachfront and island parcels, and foreign owners hold title on the same basis as citizens under an English-language common law system. Panama also permits foreign ownership, with limits only near certain borders and on some coastal concession land. In both countries the risk is never the nationality of the buyer — it is unverified title, inaccurate survey and undisclosed encumbrances.

Which investment area gives the best return in Belize?

There is no single answer, and anyone giving you one is selling something. Well-located short-term rental stock produces income from the first season but demands active management. Coastal land produces nothing until you sell or build, yet it is the most frequently mispriced category, which is where the upside sits. Resort assets can outperform both and can also absorb every hour you have. The right area depends on your budget, your timeline and how much operational work you genuinely want.

What is a realistic minimum to start investing?

Around 75,000 to 120,000 US dollars covers entry-level coastal land in Belize or a small condominium in Panama City, including closing costs and structuring fees. Below that, options exist but usually carry access, title or resale problems that outweigh the saving. Structuring and residency work on its own typically runs from a few thousand dollars to the low tens of thousands, depending on the route.

How do you verify a property before I commit money?

We obtain and read the title history, check the survey against what is physically on the ground, look for leases, Crown encumbrances, arrears and boundary disputes, and confirm the seller is who they claim to be — all with licensed local attorneys before any funds move. You receive a written title and risk report, including anything we could not verify.

Do you take commission from sellers or developers?

No. You engage us and you pay us, so the advice is not funded by the transaction closing. If any arrangement could colour a recommendation, you are told in writing before work begins.

Do I have to travel to Belize or Panama to buy?

We strongly recommend it and will arrange the trip. If you genuinely cannot travel, we walk and film the site, verify access and utilities, and have local counsel confirm boundaries and title. What we will not do is let you buy from photographs.

Can a property purchase lead to residency?

In Panama, several long-standing residency routes recognise property or investment, with different thresholds and timelines. In Belize, the Qualified Retired Persons programme is the most common route for retirees, and property ownership supports but does not by itself grant residency. Sequencing matters: filings done in the wrong order often have to be done twice.
How an opportunity gets tested

Four stages before we tell you it's worth your money.

01

The brief

A free thirty-minute call. Budget, timeline, whether you want income or appreciation, and how much management you're willing to take on.

02

The shortlist

Three to five real options with recorded comparables attached, plus the ones we ruled out and why. Usually the more useful half.

03

The site

We walk it. Access, drainage, utilities, neighbours, erosion, road status — filmed and written up, whether or not you can travel.

04

The verdict

Target price, walk-away price, title findings and the structure to buy it in. Including the answer "don't", when that's the answer.

Plain terms

Three things we won't do, however good the deal looks.

Take a commission from a seller

You engage us and you pay us. If any arrangement could colour the advice, you hear about it before work starts, in writing.

Let you buy from photographs

If you genuinely can't travel, we walk the site for you and counsel confirms boundaries and title. Nobody wires money on a listing photo.

Promise a yield we can't evidence

Projected occupancy is marketing. We quote what comparable units actually booked, and we'd rather lose the engagement than round it up.

Start here

Tell us the budget. We'll tell you what fits.

Thirty minutes, no obligation, no script. You'll leave the call knowing which market suits you, roughly what it costs, and what the next step actually is.
